Famco Damper Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Gaithersburg Owner’s Guide

Famco damper repair in Gaithersburg typically runs $280-$520 installed, depending on whether we’re replacing the plate, the frame, or the full assembly. We stock Famco-compatible damper hardware on our trucks and can complete most replacements in a single visit. Most Gaithersburg homeowners discover the problem the first cold night in October or November, when they open the damper and it won’t seal, won’t stay open, or drops a rust flake the size of a quarter into the firebox.

Which Famco Models This Applies To

Famco has manufactured dampers under several series names over the decades, and the parts are not interchangeable across lines. The most common we encounter in Gaithersburg homes are the Famco Cast-Iron Throat Damper (typically 30″, 32″, or 36″ widths), the Famco Steel Top-Sealing Damper (model prefixes FSD and FTD, often paired with Famco chimney caps), and older Famco Pivot-Style dampers found in pre-1990 Montgomery County construction.

To identify your model, look for a stamped part number on the damper frame’s front edge, visible when the plate is fully open. If the stamp is worn away, measure the throat opening width and depth, and note whether the plate pivots on a central rod or slides on side rails. The Cast-Iron series uses a 5/8″ diameter pivot rod; the Steel Top-Sealing series uses a 3/8″ cable-and-spring assembly. We carry both OEM Famco hardware and quality aftermarket equivalents from Copperfield and Gelco that meet the original specifications. In most cases, the aftermarket frame and plate assemblies perform identically at a lower parts cost, though we always verify throat dimensions on site before ordering. Hearthstone Chimney Co. is an independent service provider with no affiliation to Famco.

Signs Your Famco Damper Repair Is Failing

  • The plate won’t open fully or sticks halfway. Rust buildup on the Famco pivot rod or warping of the cast-iron plate after decades of heat cycling causes binding. In Gaithersburg’s humid summers, we’ve seen pivot rods seize solid after just one season of disuse.
  • You feel a cold draft even with the damper “closed.” The Famco plate no longer seats squarely against the frame, either from metal fatigue or accumulated creosote glazing the edges. A 1/8″ gap runs the full width of a 32″ damper, that’s a 4-square-inch hole to the outside.
  • The handle or chain pulls free with no resistance. The Famco linkage has disconnected, usually because the cotter pin corroded through or the stamped steel bracket cracked at the bend point. This happens predictably after 25-30 years in Maryland’s freeze-thaw cycle.
  • You hear rattling or metallic clanking when the wind blows. The damper plate has cracked or the pivot rod has walked out of one bearing. On Famco top-sealing models, this often means the cable housing has pulled loose from the chimney cap.
  • Rust stains appear on the firebox floor or hearth brick. Moisture is entering through a failed damper seal and condensing on the plate, then dripping down. In Gaithersburg’s older Kentlands-area colonials with original Famco throat dampers, we see this pattern every spring after a wet winter.

Replacement Cost & What’s Included

Service Typical Range
Famco plate replacement (cast iron, standard sizes) $280-$380
Famco frame-and-plate assembly replacement $380-$520
Famco top-sealing damper (cable, spring, cap integration) $420-$580
Firebox access / masonry modification if needed $85-$150 additional

What drives the range: throat width (30″ vs. 36″ plate pricing differs), whether the original frame is salvageable, and access. Some Gaithersburg fireboxes have tight lintel clearances that require temporary brick removal. Our estimate covers parts, labor, disposal of the old assembly, and a post-installation camera inspection so you see the seal. The 90-Day Done Right Promise applies in writing, no arguing. If it’s not right, we come back.

DIY or Call Us?

There is one safe check a homeowner can make: with a flashlight, look up the flue from the firebox and verify whether the plate is actually moving when you operate the handle. If the plate moves but won’t seal, or if the handle operates freely with no plate movement, the repair has moved beyond DIY.

Here’s why. Famco cast-iron dampers weigh 15-25 pounds and hang above your head in a confined space. The pivot rod is under spring tension on some models. A dropped plate can crack firebrick or injure hands and wrists. More critically, an improperly seated damper leaks carbon monoxide and sends heated air up the flue year-round. We do not recommend homeowner removal. If you suspect failure, call (301) 719-5236. We’ll confirm the diagnosis with photos you can see, quote upfront pricing, and complete most replacements in a single visit.
